EJF's Fiscal Plus Management is for community associations that run their own day-to-day operations but need a financial team they can trust. No community manager. What you get is a dedicated financial team handling your accounting, reporting, and invoice processing, with a Financial Specialist who meets with your board periodically for bigger-picture financial planning.

Two types of communities tend to use Fiscal Plus:

Small boutique condominiums of 10–50 units where accounting errors are a real risk and professional financial oversight is worth more than the cost.

Larger self-managed associations of 100 or more units where the board is capable and engaged in governance, but the financial administration has grown too complex to manage with a volunteer treasurer and a spreadsheet.

AI-Assisted Invoice Auditing on Every Invoice

Every invoice submitted to a Fiscal Plus community goes through EJF's AI-assisted review before payment is released. The system automatically compares the billed amount against the original contract or rate agreement on file.

If the billed amount differs from the contracted rate by more than 10%, the invoice is flagged before payment goes out. EJF's financial team then:

  • Reviews the discrepancy
  • Contacts the vendor directly if needed
  • Documents the finding and resolution
  • Either approves a corrected amount or escalates it further

This is not a spot-check or a monthly audit. It runs on every invoice, every billing cycle, without exception.

Many communities that switch to Fiscal Plus do so specifically because billing discrepancies at their previous arrangement, whether self-managed or with another firm, were a recurring problem that nobody was catching.

Your Dedicated Financial Specialist

Each Fiscal Plus client is assigned a dedicated Financial Specialist in addition to a daily financial manager. The Financial Specialist meets with the board on a regular schedule to:

  • Review monthly financials and flag any emerging concerns
  • Assess alignment with your current reserve study
  • Help develop a 3-to-5-year financial plan for the association
  • Advise on special assessments, HOA loans, and capital project financing decisions

This is the role that helps boards think beyond the current budget cycle. Most self-managed communities don't have access to this kind of structured financial guidance, and it's included in Fiscal Plus.

Monthly Reporting Through Vantaca

All Fiscal Plus reporting runs through Vantaca. Monthly financial reports are delivered electronically and uploaded to your board portal by the 15th of the following month.

Every monthly package includes:

  • Income and expense statement
  • Balance sheet
  • Accounts receivable aging report
  • Summary of any invoices flagged during the month

Board members don't have to wait for the 15th to know what's happening with the association's money. Real-time account balances and invoice status are available in the board portal any time. Homeowners have their own separate portal for assessment payments.

A La Carte Add-On Services

Fiscal Plus clients can add individual services as needed without moving to a full management tier:

  • Reserve study review and planning consultation
  • Special assessment structuring and board presentation
  • Capital project financial advising
  • HOA loan research and lender coordination

Each service is available separately. Boards get exactly what they need without paying for everything.

Who Fiscal Plus Is Best For

Fiscal Plus works best for associations that already have governance under control, boards that run organized meetings, maintain their own vendor relationships, and handle day-to-day facilities, but need professional financial infrastructure they can rely on.

Good fit: Small boutique condominiums under 50 units. Large self-managed HOAs over 100 units. Any board where the volunteer treasurer has maxed out their capacity or the current bookkeeping setup is creating risk.

Not the right fit: Communities that need help with meeting attendance, vendor coordination, resident communication, or regular on-site management. Those communities should look at Remote Management or Full-Service Management instead.
