In general, EJF considers the following factors to qualify a tenant:

Income

• Your gross annual income (income before taxes) should be at least 42 times the monthly rent.
• You must provide written verification of your income.

Debt

• The total amount of your monthly debt (credit card payments, car loans, etc.) plus the monthly rent shouldnot be any more than 36% of your total income.

Credit History

• EJF will obtain a credit report on all adult applicants. The cost of the credit report is $35 per applicant.
• You must have a satisfactory credit history.
• You must not have any outstanding judgements, collection items against you.

Rental History

• EJF will conduct a nationwide check of Landlord/Tenant Court records to see if any claims were filed againstyou by your current or previous landlord.
• You must provide a written reference letter from your current landlord.
